Every rating on this page comes from a GreatSchools profile I loaded on 12 September 2026, with the source and year named. Where a rating would not verify, the school is not here.

How Newport-Mesa Unified is actually structured

Nearly every public school a Newport Beach family will use belongs to Newport-Mesa Unified, a district that spans both Newport Beach and Costa Mesa. From the district’s own schools page, loaded 12 September 2026, the structure is: elementary schools running transitional kindergarten through sixth grade, intermediate schools for seventh and eighth, and high schools from ninth through twelfth. Corona del Mar is the exception to the shape — the district lists it as Corona del Mar Middle and High School, a single seven-through-twelve campus.

A handful of schools take students from anywhere in the district rather than from a boundary: Davis Magnet, Monte Vista Independent, Early College High and Back Bay High all have districtwide attendance boundaries, per the district’s schools page. Everything else is address-driven.

The ratings, with their sources

Every number below comes from that school’s own GreatSchools profile page, which I loaded on 12 September 2026. GreatSchools’ summary rating is on a 1–10 scale and blends test scores, student progress and, at high schools, college readiness. Where a school’s rating would not verify cleanly, I have left it out of this page rather than guess.

Elementary (TK–6)

• Mariners Elementary — GreatSchools rating 10/10, 2026. Test score rating 10/10, student progress 10/10.
• Andersen Elementary — GreatSchools rating 10/10, 2026. Test score 10/10, student progress 9/10.
• Harbor View Elementary — GreatSchools rating 10/10, 2026. Test score 10/10, student progress 10/10.
• Newport Heights Elementary — GreatSchools rating 10/10, 2026. Test score 10/10, student progress 10/10.
• Newport Coast Elementary — GreatSchools rating 10/10, 2026. Test score 10/10, student progress 9/10.
• Newport Elementary — GreatSchools rating 8/10, 2026. Test score 9/10, student progress 7/10.

Intermediate and high

• Horace Ensign Intermediate (7–8) — GreatSchools rating 9/10, 2026. Test score 9/10, student progress 8/10.

Read the sub-scores, not just the headline

Corona del Mar is the clearest example of why. Its summary rating of 8/10 sits below Newport Harbor’s 9/10, which surprises people who assume CdM is automatically the stronger school. Look underneath and the picture is more interesting: test scores 9/10 and college readiness 10/10 — the best college-readiness figure of any school on this page — but student progress 4/10.

Student progress measures how much ground students gain year over year, not how high they start. A school full of well-prepared, well-supported children can post outstanding absolute results and a middling progress score, because there is less visible distance to travel. That is not a defect, but it is worth understanding before you pay a premium for an address. If your child is a strong, self-driving student, the college-readiness number matters most. If they need to be pulled forward, ask both schools directly what that support looks like.

Which neighbourhoods sit near which schools

Here I have to be careful, because this is exactly where agent websites start inventing. Attendance boundaries are set by Newport-Mesa Unified, they do not follow neighbourhood names, and they can be redrawn. What I can tell you honestly is geography and the pattern I see in practice:

• Dover Shores, Westcliff and Newport Heights sit in the Mariners / Newport Heights and Ensign catchment area, feeding toward Newport Harbor High on Cliff Drive.
• Corona del Mar, Harbor View Hills and the eastside bluffs sit around Harbor View Elementary and the Corona del Mar Middle and High campus on Eastbluff Drive.
• Eastbluff, the Bluffs and the Port streets sit near Andersen Elementary, which GreatSchools lists on Port Seabourne Way.
• Newport Coast has its own elementary school inside the community.
• The Balboa Peninsula and Balboa Island sit closest to Newport Elementary, which is on the peninsula itself.

Before you make an offer on the strength of a school, run the exact street address through the district’s school locator and confirm it with Newport-Mesa Unified in writing. A boundary line can run down the middle of a street. I do this check for every buyer client who has children, and I have seen it change which house someone bought.

How school boundaries move prices

They move them, and not evenly. The effect is strongest where two things are true at once: the schools on either side of a boundary are visibly different on paper, and the housing on either side is otherwise similar. In Newport that pairing shows up most sharply in the flat, family-sized tracts — Mariners, Eastbluff, Harbor View — where you can stand on one street and see near-identical houses on the other side of a line.

Where the housing itself is distinctive, the school effect gets swamped. Nobody is paying $9M for a bayfront lot because of a 10/10 elementary school; they are paying for the water. The premium is real in the $2.5M–$5M family-home band and much fainter above it.

Two practical consequences. If you are buying, a strong-school address costs more going in but is far easier to sell, because the buyer pool for it — families — is the deepest pool in Newport Beach. If you are selling a home in a highly-rated attendance area, the marketing has to say so accurately and be verifiable; a claim that does not survive a district check costs you the buyer and the trust.

The private-school reality

A large share of Newport Beach families do at least part of their education privately, and pretending otherwise would be dishonest. Sage Hill School in Newport Coast, Newport Christian, Harbor Day School and Carden Hall are the names that come up most in my conversations, along with Mater Dei in Santa Ana and St. Margaret’s in San Juan Capistrano for families willing to drive.

I am deliberately not publishing tuition figures or rankings here. Those numbers change every year, admissions vary by grade, and a wrong figure on my website is worse than no figure. Ask each school directly for the current year, and ask about the wait list for the grade you actually need — that, not the tuition, is usually the binding constraint. What matters for a house decision is simpler: if you are going private anyway, do not overpay for a public-school boundary you will never use. That single realisation opens up neighbourhoods buyers had ruled out.

What I would actually do

Shortlist by the schools you would genuinely use, not by the ones with the best numbers. Visit at drop-off time on a weekday, because the traffic and the feel of a campus at 7:45 tell you more than any rating. Then check the boundary against the exact address before your offer, in writing. Ratings are a starting filter. They are not the decision.
