Newport is eight or nine distinct towns wearing one name. Here is who each one suits, what it costs, and how to tell which one you actually want.

Newport is eight or nine distinct towns wearing one name, and a buyer who says "we want Newport" usually means one of them without knowing which. This is the map I draw on a first call. Citywide, Redfin showed a median sale price of $3,839,959 for the three months ending August 2026, up 12.9% year over year, with a median 63 days on market.

Corona del Mar

The most balanced neighbourhood in Newport, and the one I recommend most often to families who want to walk somewhere. The Village is a flat grid of flower streets between Coast Highway and the ocean, with coffee, restaurants and Big Corona at the bottom of the hill. Housing stock is mostly 30-foot-wide lots, many with duplexes — one unit up, one down — and a steady stream of rebuilds. Above the highway you get bigger lots in Irvine Terrace, Shore Cliffs and Cameo Shores, with ocean views and prices to match. It suits people who want village life, not resort life. Newport Coast

The gated hills. Newer construction, larger floor plans, view lots, and HOA structures — often two layers of them. Redfin's Newport Coast page, loaded September 12, 2026, showed a median sale price of $8,794,180 over the prior three months, making it the top of the Newport market by a wide margin. It suits buyers who want turnkey square footage, a controlled street and a short drive to Pelican Hill, and who do not mind driving to everything else. Balboa Island

The most sociable place in Newport. Small lots, front porches on the sidewalk, Marine Avenue for ice cream and hardware, and the ferry to the peninsula. It is also the most competitive market I checked that day: Redfin's Balboa Island page, loaded September 12, 2026, showed a median of $3,448,336, a Compete Score of 48 and a median 38.5 days on market — faster than the city overall. Lido Isle

Quiet, private, and exclusive without a guard gate — the trade that surprises people. The island is laid out on narrow vias with a community association that runs a clubhouse, tennis courts and private beaches, and the social life of the island runs through it. Redfin's Lido Isle page, loaded September 12, 2026, showed a median sale price of $10,644,862 over the prior three months, the highest of any Newport neighbourhood I looked at that day, on a market that took a median 78 days to sell. Balboa Peninsula

Three miles of sand between the ocean and the bay, and the widest price range in Newport: oceanfront on one side, bayfront on the other, and alley-facing cottages in between. Redfin's Balboa Peninsula page, loaded September 12, 2026, showed a median of $3.8M over the prior three months, up 18.9% year over year. It is the densest, liveliest, most seasonal part of the city — a different place entirely in February and August. It suits people who genuinely want the beach out the door and can live with summer. The Wedge

The far tip of the peninsula, where the jetty bends the swell into the most famous bodysurfing wave in California. The streets around West Jetty View Park are quiet and residential, surprisingly so given what happens in the water. Dover Shores

Where I live, so treat this as a resident's opinion rather than a neutral one. Big lots, wide streets, mid-century architecture that has largely been rebuilt, bay views from the upper streets and private community beaches on the Back Bay. No gate, and it does not need one. Laguna Beach

Technically its own city, but on every Newport buyer's list, so I include it. Laguna is hillier, more artistic, more casual and — right now — cheaper: Redfin's Laguna Beach page, loaded September 12, 2026, showed a median of $3,334,793 for the three months ending August 2026, with a Compete Score of 24, "not very competitive," and homes selling around 4% under list. Which one is right for you?

If you want to walk everywhere

Balboa Island first, Corona del Mar Village second, Balboa Peninsula third. All three put you on foot for coffee and dinner. Newport Coast and Dover Shores are driving neighbourhoods, whatever the listing says.

If you want space and a real lot

Dover Shores and the streets above Coast Highway in Corona del Mar — Irvine Terrace, Shore Cliffs, Cameo Shores. Lido Isle and Balboa Island are the opposite: small lots, high value per square foot. Redfin's Balboa Island price per square foot was $2.21K on September 12, 2026, against Newport Beach's citywide $1.61K.

If you want new construction and a gate

Newport Coast, and be honest with yourself about dues, architectural review and parking rules before you commit. Read the gated vs non-gated piece first.

If schools are the deciding factor

Look at the boundaries, not the neighbourhood names — Newport-Mesa Unified's attendance areas cut across these neighbourhoods in ways that surprise people, and Laguna Beach Unified is a separate district entirely. If you want the best value in the group

Laguna Beach, on the numbers I loaded that day — the lowest median of the bunch and the softest competition — provided you are willing to take on the insurance and geology work a hillside buy requires.

If you want the most liquid resale

Balboa Island was the fastest market of the group on September 12, 2026 at a median 38.5 days, against 64 days in Newport Coast and 78 on Lido Isle. Small, walkable and well-known sells quickly in Newport.

A word on the numbers

Neighbourhood medians in Newport move violently — a handful of sales in a three-month window can swing a small neighbourhood by half. Every figure here is Redfin's, read on September 12, 2026.
